Branard Project

This is a beautiful custom house in the Upper Kirby area of Houston, Texas. This house is about 4800 square feet air conditioned. It has wood floors in every room and closet. It also has 16 seer AC units. The beams in the dining room are solid antique cypress. The kitchen has state of the art Viking appliances. The doors upstairs are 7 feet tall, instead of the standard 6′-8″. In the bathroom, all of the tubs are cast iron. The bathroom hardware is by Baldwin. All drawer slides are full extension “soft close” drawers, and all cabinet doors have European hinges. The fireplace is a real wood burning fireplace. The tile came from Daltile and Materials Marketing. All counter tops are solid granite. All shower doors are frame-less. State of the art security system with 4 outdoor cameras. The gutters are 6″ ogee with 4″ round downspouts and leaf guards that feed into a buried drain system. The back screen porch is solid cedar. All of the wood gates actually have a steel frame within, to prevent sagging and warping. The pergola in front is solid cedar. The porches and pool deck are covered with Pavestone interlocking pavers. This highly customized house took 9 months to complete.
